The construction of residential condotels is an alternative step towards providing a house as a place to live or residence for residents of densely populated cities and is also a vertical development of urban areas, especially for urban comunities. The construction of condotel units can be organized by the government/developer. n Law No. 20 of 2011 concerning flats as a form of management in the form of condotel unit occupancy. aims to ensure the realization of livable condotel housing, direct the development of urban areas, meet social and economic needs, empower ownership interests, and provide legal certainty regarding the provision of condotel ownership. The problem that occurs is how is the legal protection for condotel purchases due to developer default? The method used is to examine various regulations and literature related to the legal protection of condotel buyers in buying and selling property related to Law Number 20 of 2011 regarding Flats. This research aims to understand the order when buying buying and selling condotel developers do not escape their responsibilities. Legal certainty is very important so that buyers as consumers have good ethics in buying and selling. Drawing conclusions must guarantee legal certainty for condotel buyers
